Dhyaan Enterprises – Commercial Leasing Advisory
1. Scope of Service
Dhyaan Enterprises exclusively offers commercial leasing services in premium properties with selective developers across Navi Mumbai and approved metro zones. All listings are verified and shown by appointment only.
2. Mandate & Exclusivity
- All clients must agree to a service mandate before property showings.
- Dhyaan operates on a pre-screened, exclusive inventory model. Listings are limited and curated.
- Site visits and negotiations are handled only post mandate agreement.
3. Fee Structure
- Standard Lease Commission: 2 months’ gross rent (or as mutually agreed).
- Flat Negotiation Fee: ₹50,000 (for partial service or token stage support).
- Additional Support (Documentation, Legal, Registration): Subject to separate billing.
4. Payment Terms
- All payments must be cleared within 3 working days from lease confirmation/token issuance.
- No documentation or coordination shall proceed unless prior dues are settled in full.
- GST and statutory taxes are applicable as per current regulations.
5. Confidentiality & Conduct
- All listings, rates, and developer connections shared by Dhyaan are confidential and not to be disclosed or used without Dhyaan’s involvement.
- Sharing details with third-party agents or direct dealings with builders is strictly prohibited unless mutually consented in writing.
6. Cancellation & Refunds
- Once services have commenced (site visits, negotiations, or paperwork), no refunds are applicable.
- In case of cancellation by the client post-token, Dhyaan reserves the right to retain 100% of the service fee.
7. Builder & Developer Disclaimer
Dhyaan acts as an independent leasing consultant. We do not hold liability for construction delays, handover issues, builder disputes, or any post-lease conflicts. All legal agreements are between the tenant and builder/owner.
8. Jurisdiction
Any disputes arising from the use of Dhyaan’s services shall be subject to Navi Mumbai jurisdiction only.
